Board of Directors Meeting
October 16, 2014

A regular meeting of the board of directors of the Dakota Ridge Homeowners Association was held on October 16, 2014 at 8:00 a.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado. The meeting was called to order at 8:03 by President Tom V.

Tomas S. gave an overview of the financial status of the Association. To date, the Association is approximately $23,000 ahead of budget with the largest variance being lower than budgeted ongoing water system repairs (not water line replacement). There has not been much change in the balance sheet since the last meeting. This will change after the water line replacement invoice comes in and reserves are used for payment of the project.

Medora gave an update on the water line replacement. The project is complete and Civil Design Consultants will be preparing diagrams of the replaced line “as built.”

Tom gave the update that the roads are in good shape. The Board continues to monitor ongoing road maintenance to ensure its useful life. Tom asked that we get a firm estimate for the remainder of the water line replacement before the next board meeting with the goal of finishing the project in 2015.

There were no new items under ARC. The approved remodels are progressing.

In other business, Tomas asked about the two over 90 days past due accounts receivable. Medora stated that one is being paid as agreed and the other is committed to being paid in full.

Propane options for Association members for this winter were discussed. Amerigas submitted a proposal to The Commercial Property Group that was forwarded to all owners. Ferrellgas wants owners to directly contact them as does Schrader.

The next meeting will be on December 11th.
