Meeting Minutes
September 10, 2009
A meeting of the Dakota Ridge Homeowners Association was held on September 10, 2009 at 12:00 p.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting of the Board of the Dakota Ridge Homeowners Association was called to order at 12:00 p.m.
The first order of business was the Financials. Michael Williams presented the Financials. He reported that the Association is over budget on administrative costs due to the road project and over budget on legal expenses due to water rights filing. The association has taken in more income than budgeted for water income due to billed water usage. Medora stated that the Association will be paying for the repair to the water line on lot 5 in September. A new water pump was also needed. Tim recommended putting the new pump online instead of the currently installed refurbished pump and keep the refurbished pump for a spare if the swapping out of the pumps does not cost more than $500 in labor. The rest of the Board agreed. It was also noted that signs in the neighborhood need attention.
Under the Water Report, Medora reported that all lots up for water meter recertification have complied except for five. Letters have been sent to the owners with three owners not responding. The Board will be notifying, in writing, the non-compliant homeowners of the up to $1,000 fine that may be assessed for failure to complete their water meter re-certification satisfactorily as required this year.
Under the Road Report, Medora stated that road project invoices have been sent out along with a letter of explanation and that the next water billing will include the quarterly amount for the road project for those owners paying quarterly. A letter of explanation will also be sent with these invoices. The Board directed that a follow up be done in the spring to check on the road resurfacing.
Under the ARC report, Medora noted that an ARC meeting was held September 8th regarding lot 60’s submitted landscaping plan. Under the ARC guidelines the plan is not acceptable. Medora hired a landscape architect to review the plan. The architect will conduct a site visit to the lot and compare the plan with the ARC guidelines. Medora suggested that the Board consider retaining a landscape consultant for future Dakota Ridge building projects.
She also noted that lot 20 has unsightly weeds on the portion that has been restored. She has previously contacted the present owners to remedy the weeds and has not received a response. The Board directed her to contact the owners again stating that if no action is taken, the Association will have the weeds sprayed and bill the owners for the spraying.
It was suggested that the covenants include a proposal to have an initial landscape plan due sooner than the present timeframe for building projects.
Under Other Business, an owner in the Association gave Medora information on a new waste removal company including rates for trash pickup for Dakota Ridge homeowners. Medora also contacted Waste Management for rates. Medora will send out a letter to homeowners regarding this information.
The next meeting is to be determined.
