Meeting Minutes
July 10, 2008
A meeting of the Dakota Ridge Homeowners Association was held on July 10, 2008 at 12:30 p.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting of the Board of the Dakota Ridge Homeowners Association was called to order at 12:30 p.m.
The Financial Report was presented by Brent Langevin. Brent noted that four lot owners are not current with payment of Association dues. Medora Fralick reported that lien letters have been sent to the four owners. Brent stated that the Association is in good shape concerning the Budget.
Under the Roads report, Tim DePuy suggested that the Board move forward with addressing the financing plan for future road work. David Zedeck stated that suggested repairs will be completed this summer and funds are available to pay for this summer’s road repair costs. The final cost has not been determined yet for future work after this summer.
Medora informed the Board of the five homes picked to begin the water meter recertification program. These owners will be receiving a detailed letter in the next few weeks.
Tim also stated that he will be working on a fine system for heavy water users. He noted that it will be a fine instead of adding an additional tier to the current water rate schedule.
Diane Pietig gave the ARC report. A meeting was held July 1st. Plans for a garage for lot 45 were approved and a building envelope variance for lot 39 was also approved.
Lot 58 asked the Board to be allowed to keep the lights on their bridge which the ARC requested by letter to be removed to be in compliance with the covenants. After some discussion, the Board agreed unanimously to deny the request.
The Marbach detached structure, a children’s play house, was discussed and appropriate action will be taken by the Board.
The Covenants and Guidelines were reviewed for any additional corrections or revisions. The Board is in agreement to the revised and updated Covenants and Guidelines and once final approval is given, they will be sent out to the membership for approval.
Mosquito spraying is scheduled once a week for larvae only and will continue until the first or second week of September.
Tim DePuy stated that the water quality readings are within the limits for acceptable water quality.
Ferrell Gas is still working on a final price and will contact Medora with the information.
The next meeting is meeting on August 14th, 2008 at 12:30 p.m. at board room of The Commercial Property Group, LLC
