Meeting Minutes
May 10, 2007
A meeting of the Dakota Ridge Homeowners Association was held on May 10, 2007 at 1:00 p.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting of the Board of the Dakota Ridge Homeowners Association was called to order at 1:00 p.m.
Financials
Nancy Kounovsky of The Commercial Property Group, LLC presented the Financials. The excess income over expenses has been moved to the Capital Reserve account as approved by the Board in a previous meeting. In future reporting, the Capital Reserve will be set apart from the dues revenue. She noted that there had been no unusual expenses incurred since the last monthly meeting. A copy of the Financials is included with theses minutes for the record.
Roads
David Zedeck gave the Road report. He stated that Native Excavating had done road sweeping and culvert maintenance. The road study from NWCC has not been received at this time. After some discussion, the Board gave authorization to Medora Fralick of CPG, administrator for the Association, to have the crack/seal procedure scheduled as soon as possible.
ARC
Diane Pietig gave the ARC update. The Hoffman’s of Lot 17 submitted exterior finishes, but did not submit a sample board. The ARC will take no action until a sample board is received.
The Stegall Lot 38 has put on a new roof and has also had to replace some stucco. They submitted a new color for paint, which was approved.
Lot 24 owned by the Valicenti’s, submitted house plans and they have been approved contingent upon approval from the DRHOA architect’s review.
Water Update
It has been discovered that there are four water hydrants on lots within the Dakota Ridge subdivision that are not metered. One of the hydrants has been capped off due to leakage. Discussion ensued and the Board agreed that if a water tap is not metered, then it is not legal. After further discussion, the Board agreed that Tim DePuy and Medora will research the least expensive way to cap off the illegal taps. The Board also stated unanimously that it is the responsibility of the DRHOA to bring water to each lot curb stop and it is then the homeowner’s responsibility from the curb stop to the house.
Discussion also ensued concerning the further testing of service lines for leakage. The Board decided to not have any further service line testing done at this time or any re-testing of the entire system until the illegal tap situation is resolved.
Recertification of water meters discussion followed. Tim will research the cost of re-certification and a re-certification policy to be presented at the next meeting.
Change to Adjacent Property Notifications
A member present at the Annual Meeting asked how the association is informed of adjacent properties to Dakota Ridge building or making changes to building envelopes.
Medora found out that the county notifies property owners within 300 feet of the property itself. The county does not notify the homeowners associations. The Board asked if Medora would write a letter to petition the county to include DRHOA in these notifications.
The next monthly meeting is June 21, 2007 at 1:00 p.m.
There being no further business the meeting was adjourned.
