Dakota Ridge Homeowners Association
Board of Directors Meeting
Thursday, January 19, 2017

A meeting of the board of directors of the Dakota Ridge Homeowners Association was called to order by President Sharon Pace at 8:05 am in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln Ave., Steamboat Springs, Colorado.

Tomas recapped the Association’s year to date financial results ending December 31, 2016. Association income is above budget by approximately $39,000, primarily due to higher than budgeted water usage during the summer of 2016. Operating expenses are under budget by approximately $21,000. The largest variances, all favorable, are Water System Repairs, Water Operations and Road Snowplowing. The Association’s overall income and expense from operations compares favorably to the budget by approximately $61,000.

Tim gave an update on the Capital Improvement Plan (CIP). The Committee is still waiting for the final reports from both CDC and NWCC. Medora will contact representatives from both entities to determine the timing of the final reports.

No action was taken with regard to Roads.

No action was taken with regard to ARC.

Under Other Items, the Board discussed and finalized the timing of mailing the documents to be sent to all association members in conjunction with the Annual Meeting to be held on March 23, 2017.

The next Board meeting was set for March 9, 2016 at 8:05 am.

The meeting was adjourned at 8:30 am.
