Board of Directors Meeting

The meeting was called to order by President Sharon Pace at 8:05 am in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

Tomas recapped the Association’s financial results as of June 30, 2016. The Association’s overall income and expense from operations compares favorably to the budget by approximately $6,450.

Mary Andre and Matt Mielke with CDC presented an Options Analysis regarding the Disinfection Improvements (attached) of constructing a chlorine contact basin adjacent to the water treatment facility.
This analysis provides three options, with Option 1 providing minimal flow capacity w/operational storage and groundwater disinfection only, Option 2 providing increased flow capacity w/operational storage OR GWUDI disinfection, and finally with Option 3 providing increased flow capacity w/operational storage AND GWUDI disinfection. Mary and Matt left the meeting after the Board explained that they would need time to discuss the financial implications of this project before deciding which option to move forward with. Tim then asked that the Commercial Property Group put together a cash projection for the next two years.

With regard to Roads, Medora and Carrie reported that crack fill has occurred, as well as weed spraying, along the roads.

Under ARC issues, the Board discussed the entry gate located at Doug Terry’s residence. Medora will send Doug a letter reminding Doug that the gate was never an approved structure.

Under Other Items, Sarah shared that she and Charlie MacArthur, with Native Excavating, met with homeowner Mike Keating to discuss how the road repair work was done on Aspen Ridge Road below his driveway after the waterline replacement project was completed. Native explained why they felt the work done was the best alternative and should be left as is.

Also under Other Items, Tim reported that the Capital Improvement Plan Committee will develop a ten year capital plan. The primary focus of this committee will be the roads and water system. The CIP Committee’s first meeting is scheduled for August 8, 2016.

Medora shared with the Board that a homeowner had contacted her reporting that some neighbors were upset about bicycles on the road.

The next Board meeting will be held on September 15, 2016 at 8:05 am.

The meeting was adjourned at 9:25 am.
