Board of Directors Meeting
Tuesday, December 10, 2015

Guests in attendance: Medora Fralick, Nancy Kounovsky Ė Commercial Property Group (CPG)
The meeting was called to order by President Sharon Pace at 8:05 am in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.
With regard to the special assessments for the 2015 Water Project, Medora updated the Board as to how many homeowners have chosen the payment plan and how many full payments have been received. The Board discussed the estimated balance necessary to maintain in the checking account to cover the bills that will need to be paid in the early part of 2016. CPG will update the Board again after the December 23 deadline so that a determination can be made as to the amount of funds available to remit to Native Excavating on the outstanding invoice.
Tomas recapped the Associationís financial position at November 30, 2015. The Associationís overall income and expense from operations compares favorably to the budget by approximately $10,400. Income from water billings is under budget by approximately $8,700. This shortfall is offset by savings/overages in numerous expense categories with the most notable variance in Water System Repairs - $14,300 savings.
There was no action taken with regard to Roads.
There was no action taken with regard to ARC.
Under Other Items, the Board discussed the date and agenda items for the next annual meeting.
Tomas made a motion to propose the date of March 22, 2016 at 4pm for the next annual meeting of the Dakota Ridge Homeowners Association. Sarah seconded the motion. The motion carried.
A discussion followed as to the agenda items for the annual meeting. This information will be further discussed and finalized at the January Board meeting.
The next meeting will be held on January 14, 2016 at 8:05am.
