Dakota Ridge Homeowners Association
Board of Directors
February 5, 2015
A regular meeting of the board of directors of the Dakota Ridge Homeowners Association was held on February 5, 2015 at 8:00 a.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting was called to order at 8:00 a.m. by President Tom Valicenti.
Tomas Stone opened with discussion about the financials. The Association operations continue to be favorable, primarily due to low costs incurred from snow removal, water system repairs, water operations and legal fees. The Balance Sheet has not materially changed since the last board meeting.
Under roads, Jim Simon inquired as to whether the Association should ask to have the plowing done earlier in the morning. Medora Fralick responded that the frequent late starting snow storms this winter have created problems with late plowing.
Under the ARC report, Medora reported that there are no new projects but there are a couple of remodels currently underway in the subdivision. All were approved through the ARC and are being monitored.
Under water, Tom Valicenti suggested that the proposals for the potential water line replacement project be formalized into one document after CDC gets out the specifications and the project is re-bid by the three contractors. The Board should have firm numbers for the project in March. The Board agreed to provide as much information as possible to homeowners at the Annual Meeting in March 2015. A vote on a special assessment to fund the project will be mailed to Association Members sometime after the Annual Meeting.
The next meeting will be held immediately after the annual meeting on March 10, 2015 at 4:00 pm at The Hampton Inn.
There being no further business, the meeting was adjourned at 8:45 am.
