Meeting Minutes
August 14, 2014
A regular meeting of the board of directors of the Dakota Ridge Homeowners Association was held on August 14, 2014 at 8:00 a.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting was called to order at 8:00 a.m.
Tomas opened with discussion about the financials. The Association is ahead of budget by approximately $11,000. The Association’s $75,000 CD at Yampa Valley Bank matured in July and a new one was opened at Mountain Valley Bank in the amount of $125,000. Association reserves and assets have increased slightly. The water line repair will be coming up this fall and will be funded from the reserve balance.
Under roads, Jim reported the completion of the crack filling, weed spraying and mowing. Tomas made a motion to have Higo complete a second weed spraying if it would be effective in killing summer weeds. Jim seconded, and the motion was approved unanimously.
Tom gave the update that Native has us on the schedule for the water line replacement in September. The Board agreed to modify the proposal for this year’s work to include only one fire hydrant and instructed Medora to relay this information to Native.
Under the ARC report, there are three remodels currently underway in the subdivision, Wichelhaus, Dennis and Isely. All were approved through the ARC and are being monitored.
Under Other Business, Medora has been approached by a Board member from Tree Haus to possibly work together on a fire mitigation plan. Tom will coordinate with the Tree Haus Board to see how and best move forward. Medora will notify all homeowners that it is their responsibility to remove dead trees from their properites.
There was a request for a “community dumpster” at the intersection of Trail Ridge Road and Sugar Ridge Road as Waste Management will not, for safety reasons, send their trucks up Sugar Ridge Road in the winter months due to snow and ice. The Board is opposed to this for many reasons, including safety, potentially attracting bears and aesthetics. Medora will continue to work with Ms. Sinclair and Native.
The Board instructed The Commercial Property Group to continue maintaining the online directory.
The request from the Steamboat Triathlon to use Association roads as part of their 2015 race course was denied.
The next meeting will be the 3rd Thursday in October at 8:00 am.
There being no further business, the meeting was adjourned at 8:31 am.
