Board of Directors
Meeting Minutes
May 9, 2013


A regular meeting of the board of directors of the Dakota Ridge Homeowners Association was held on May 9, 2013 at 8:30 a.m. in the Board Room of The Commercial Property Group, LLC at 3001 S. Lincoln, Steamboat Springs, Colorado.

The meeting was called to order at 8:30 a.m.

The Road Report was given by Jim Simon. He will be scheduling a meeting with Ed MacArthur (with
Native Excavating) to drive the road system. Family Sponsorship of Roads was suggested to clean up the trash and roads.

Under ARC business, Mindy Williams said that there has not been any work done on lots with recently approved plans. Medora reported that architectural plans for an addition to the Turner residence (Lot 60) and a check were delivered to her this week.

The Finance Report was given by Medora. She stated that the association had a net income of $33,231 for the 2012-2013 fiscal year. She explained that Nancy Kounovsky of The Commercial Property Group suggested that this excess of membership income be moved to the capital reserve account. Jim made a motion for approval and it was seconded by Mindy. A vote was taken with all voting in favor and none opposed.

Under the Water Report, Tom explained that the road to the pumphouse is currently impassable. Medora will speak to Native Excavating to discuss options for repairing the road. Also, Medora shared that it is again time to send out letters to homeowners requesting a water meter recertification take place this summer. Letters will be sent to homeowners who have not had their meter recertified for five or more years.

Under Other Business, Jim shared information he had gathered regarding propane service with Ferrellgas and they provided him with three options:
� Pre-buy: $1.79/gallon; can pay all at once or can now pay monthly but commitment required
� Cost + pricing with a cap (pricing not yet set)
� Cost + with no cap (this cost is running at approximately $2.44/gallon currently)
Ferrellgas will not set pricing until August or September. Also, they will waive the hazmat fee if asked. Medora reported that Amerigas provided her with rate information for next year, and The Commercial Property Group mailed that information to homeowners. Their Community Pricing is currently $1.75/gallon. Tom Valicenti had spoken with Schrader Propane and their pricing is currently $1.69/gallon. They also explained to Tom that if a propane tank is not owned by a homeowner, it is illegal to have another propane company fill it. Further, Tom has researched the cost purchasing a propane tank, and he has found that a 1,000 gallon tank is approximately $2600. Medora has been told that if a company cannot provide proof of a lease agreement, then somebody else can fill the tank. Medora will consult with the association�s lawyer, Paul Sachs, to confirm this. Ultimately, the board will continue to compile information from the different propane companies and share with all homeowners.

Additionally under Other Business, Jim shared that he would like for the Board to establish annual goals, using the Neighborhood Comment Sheets as a guide. All board members agreed to compile and email ideas in the next two weeks.

Kathe McCoy reported that garbage cans are being left out at the Heske residence (Lot 54). Medora will send an auto call reminding residents to not leave garbage cans out.

The next meeting is Thursday, June 13, 2013 with Monday, June 3rd as an alternate date if need be.

There being no further business the meeting was adjourned at 9:15 a.m.
